The Garden County Zoning Office hours are from
8 A.M. to Noon and from 1 P.M. to 4 P.M. Monday through Friday excluding holidays.
Our office is located at the Courthouse Annex, 619 Main Street, Oshkosh, NE in the office of the Garden County Highway Superintendent.

Brenda Tophoj was appointed as Zoning Administrator August 15, 2003.

What our office does.

Establishes zoning districts, issues building permits, enforces zoning regulations and we also are in charge of floodplain management.

The Planning Commission holds public hearings to review and make recommendations to the County Board on Amendments, Conditional Use Permits and Subdivision requests. The Planning Commission consists of seven members appointed by the County Board of Commissioners.

Duties of office

The Garden County Zoning Department serves the rural Garden County area. We provide building permits for residents of Lisco, as well. Lewellen and Oshkosh have their own zoning regulations.

Qualifications necessary for this office

The Zoning Administrator must have knowledge of the County Zoning Regulations, as well as State Statutes.

What services are available to the public (free/for charge)

Requests for Building Permits (including Flood Plain Permits), Changes in Zoning, Applications for Conditional Use Permits, Platting or replatting of subdivisions and other land use changes are administered by this office.

Information on zoning rules and regulations (a copy of the zoning regulations can be obtained at no charge), there is no fee for building permits or other types of permits.

What records we maintain

Building permits, zoning changes, conditional use permits and subdivision permits issued; zoning violations.

We have an updated floodplain map of the County (furnished by FEMA)

The Zoning Department also maintains agendas and minutes for the Garden County Planning Commission.
