Frequently Asked Questions Public Tax Sale
Property owners whose taxes have been purchased have three years from
the date a Public, Private, or County Tax Sale Certificate was issued to redeem the
certificate. The redemption fee is $2.00. Interest does continue to accrue throughout the
entire delinquent time period. There is also a $5.00 advertising fee for parcels listed on
the delinquent tax list published in the newspaper.
Annually the first three weeks of February, the County Treasurer publishes a 'Notice of
Delinquent Tax Accounts' in the Garden County News. Then on the first Monday in March at
9:00, the treasurer conducts the public tax sale for delinquent taxes that have not been
paid.
Investors interesting in participating in the public tax sale are reminded that it is
their responsibility to research the parcels in which they are interested. Some accounts
have only the second half of the tax delinquent, others the whole tax, and still others
have more than one year of back taxes delinquent. Those parcels will already be on a County
Tax Sale Certificate. Special assessments such as irrigation, weed mowing, sewer and trash
are included on accounts with those assessments delinquent.
Below are instructions given to investors at the time of the Public Tax Sale. For
investors needing a list of delinquent taxes, they can contact the Garden County News at
(308)772-3555. Research can be done in the Treasurer's Office in Oshkosh.
- Any interested purchaser must be represented in person.
- Each person wishing to participate in the sale must sign in at the Treasurer's office the day of the sale. Our office opens at 8:00 a.m.
- The County Treasurer will conduct a random drawing of numbers to determine the order in which you select your parcel. This drawing will be held in the order of the sign-in sheet.
- The number drawn shall represent the order in which a purchaser may choose a property. This shall be in ascending numerical order. Each round shall consist of one choice of a parcel per purchaser.
- A purchaser must identify the parcel by the legal description and/or the Parcel ID number.
- At the end of each round, the County Treasurer will inquire whether there are additional purchasers present.
- If additional purchasers appear at the sale after a round begins, they will have the opportunity to participate at the end of the next round in their number order.
- The sale ends when all participants in the sale have passed their turn.
- There will be a $10.00 reassignment fee for each certificate.
